Using a buyer's agent is a new process for many people, but it is becoming the standard practice in this area.
Most buyers' agents are paid out of the commission offered by the sellers to their listing agent, so there is no direct cost to the purchaser.
(And if the house is being marketed by a licensed REALTOR®, you won't get a discount on the price
if you give up having your own representative - the listing agent will probably just keep the buyer's-side commission.)
As your buyer's agent, I will:
Help you determine an appropriate price range, and introduce you to financial advisors who can pre-approve you for a mortgage.
(And explain to you why mortgage approval is a real challenge right now, but one you have to work through.)
(For some mortgages these days, for example, you are going to need the owner's permission to do some
inspections, at your own expense, before you even write an offer!)
Show you any property listed in the MLS system and help you determine which house best meets your wish list of features.
I can demonstrate with solid evidence whether the house is priced right, given past sales of similar properties
and current market conditions.
Write your offer to buy, present it effectively to the sellers, and help you negotiate the details of the agreement.
Oversee the complicated process of getting all necessary inspections, monitor any repairs to be done before closing,
and help you do a final check on the condition of the property before you conclude the purchase.
Coordinate the services of inspectors, appraisers, loan originators, surveyors, title insurers, hazard insurers,
and lawyers to make sure that all contractual provisions are satisfied before you take possession of the property.
